Legionella Reporting

Legionella Water Risk Assessment – Legionella is an increasing health risk and as a result it is now a legal requirement for private landlords and/or agents (and anyone with ‘multi-occupancy’ properties) under the improvements to the L8 document (Approved Code of Practice for Legionnaires’ Disease) to have a 12 monthly checks done to demonstrate the water systems are clean and healthy.

What does this mean for you?

Whoever is responsible for the letting of a property, be it a Private Landlord or Letting Agent you are required to carry out a risk assessment for the hot and cold water systems to check for potential hazards of Legionella. Rental properties represent a higher risk as they may be subject to long periods of being unoccupied regularly. A landlord or agent needs to consider whether conditions are present to encourage bacteria to multiply.

It is required that you as the person responsible, can demonstrate that a risk assessment has taken place and address the steps needed to reduce the likely hood of bacteria growth. Sometimes these steps can be as simple as better and more effective system operation.

What we will do!

We will carry out a documented inspection on the property to firstly identify the type of system installed. Once that has been establish we will assess and record:

  • Where the source of the risk for bacterial growth is
  • How to reduce the risk
  • What steps can be taken to prevent future problems arising
  • An estimate remedy anything identified on the report

Commercial Legionella inspections:

Commercial legionella risk assessments are carried out in a similar manor to the above, domestically.
The main difference with a commercial risk assessment is by nature, the size of the system and the usage.

Each assessment would be carried out and would record the following:

  • Where the source of the risk for bacterial growth is
  • How to reduce the risk/appointing a resonsible person
  • Testing record sheet (to be signed and dated upon independent testing)
  • What steps can be taken to prevent future problems arising
  • An estimate remedy anything identified on the report including chlorination
  • Copy of the L8 Document

The cost for the assessment starts from £139.00 (small building/system) upto £449.00 (large care/residential home).

Chlorination would be quoted based upon the size of the system and best chlorination practice established – this would typical start from £119.00-£349.00
